Group Convened Special Session on Suggestions for Product Planning of Its Projects in Yunfu發布時間:
On December 7, presided over by Chairman Yang, a special session for product planning of Yunfu projects was convened, which was attended by around 20 people, including the group's leaders Yang Zhixiong, Yu Daoqun, Yao Zheng, Yang Jiaqiong, Chen Xiaobin, Zhang Jingsong, principals and professional technicians of related business departments such as product R&D center, cost control center, marketing & planning center, Yunfu projects preparatory office and legal affairs department.
In the special session, the attendees listened to the Report on Initial Scheme for Product Planning of Yunfu Projects of Great Aim made by the principal designer of US HAD Landscape Design Co., Ltd. The report used a lot of pictures and words to introduce the geographic location, economic and social development status of Yunfu, and employed SWOT to analyze the strength, weakness, opportunities and threats of the projects and provided a lot of basic materials for the argumentation on development of the projects.
The projects are respectively located in the southwestern end of Yuncheng District, the education park and the new urban district of Yunfu. The three plots occupy 1,196 mu in total, approximately 797,337.32 ㎡, among which the first phase plans to develop an area of 696 mu, approximately 464,002.32 ㎡, comprising a residential quarter for public servants of 500 mu, approximately 333,335 ㎡, with a floor area of approximately 333,000 ㎡. The commercial & residential plot in the education park occupies 143 mu (one plot 93 mu + the other plot 50 mu), approximately 95,333.81 ㎡; and the commercial & residential area of the road bureau plot occupies 50 mu, approximately 33,333.5 ㎡, calculated with a plot ratio of 2.5, its floor area is 320,000 ㎡, plus the underground stores of 10,000 ㎡, the total floor area is 330,000 ㎡. Including the residential quarter for public servants, the total floor area is approximately 670,000 ㎡.
The report consists of seven parts, namely, "project overview", "base analysis", "ecological study", "case study", "general plan", "architectural style" and "landscape concept". The "project overview" mainly introduces the complex topography of the plot for residential quarter of public servants, its steep hillside and soil texture, water resource, rainfall. In the "base analysis", designers believe that the historic and cultural values of the base are not distinctive, with harsh cultural conditions for exploration. Culture of Yunfu needs to be introduced, the natural stone culture should be blended into the ecological landscape, to create low-carbon and environment friendliness characteristics with mountains as the bone and water as the soul, and better depict the Lingnan culture of Yunfu. In "ecological study", designers believe that the vegetation in the area is well-preserved, with relatively diversified natural elements, distinctive valley areas, which create good conditions for the building of a water body. In "case study", the group's corporate planning department also introduced the house layout areas and structures of Evergrande City with a floor area of 260,000 ㎡, Country Garden Holdings of 360,000 ㎡, Zhenhui Garden project with 1.20 million ㎡. After making an investigation in Yunfu, the corporate planning department believes that residents of Yunfu prefer three-room houses with an area of 100 to 120 ㎡ and a total price of 500,000-800,000 Yuan and a good exposure to ventilation and lighting from south to north. Meanwhile, they also introduced the characteristics and commercial values of Oriental Times Plaza and Stone Products Street. In the introduction of "overall plan", "architectural style" and "landscape concept", designers put forward three visions of planning, "pleasant living environment, diversified outdoor activities, healthy natural ecology" and eight design principles.
1. Creating a new community with a unique style, blending natural and cultural landscapes;
2. Making local residents and visitors feel a strong sense of belonging;
3. Planning a funny and high-level commercial center to provide a continually attractive destination of shopping and leisure for the residents inside and outside the residential quarter;
4. Reasonably separating the residential areas of different densities;
5. Creating characteristics for different residential quarters, maintaining certain coherence in vision;
6. Improving the quality of residential area by creating individualistic open space with different sizes and convenient for use;
7. Providing various sites for entertainment and education in the open space system;
8. Advocating pedestrian traffic, creating a comfortable and rich walking experience. Through several design schemes, detailed data and suggestions that can be referred to are provided for the product planning of projects.
The conference recognized the Report on Suggestions for Product Planning of Yunfu Projects of Great Aim. After carefully analyzing and studying the advantages and disadvantages of Yunfu projects of Great Aim, they believe that the residential quarter for public servants is a specific project customized by local government and supported by governmental policy, which enjoys favorable conditions in risk control. Among the other three plots, two are in the education park, which blend the commercial street of culture and sports to highlight the special advantages of the area. Besides, the 50-mu commercial & residential plot is a bit far away from the downtown, but without industrial parks in the surrounding, so it is quiet for living. It is designed for functional and comprehensive development such as office, key lab for white light communication R&D, high-tech industry incubation base and living facilities, which can also create good business opportunities.
The meeting clarified the following points for the planning of residential quarter for public servants based on actual conditions of Yunfu projects of Great Aim.
1. The gradient of 87.5% of sloping fields in the base where residential quarter of public servants is higher than 50%. It's suggested that the project should be based on terrace construction, and expand the residents' gardens based on the mountains, and drawing experience of the group in the development of Longteng Bay, the group applies the slopes to create basement and garden for townhouses below ±0. Designs of alternative and fallen styles are adopted to realize an integration of the slopes and architectures without destroying the vegetation, to realize the utilization effects of mountainous areas.
2. Drawing the group's experience in the development of Nanwan International for the small high-rise buildings, the space of terraces is expanded to enhance the utilization rate of residents.
3. As to the architectural style, the meeting agrees that the project should be based on a modern style, introduce traditional Chinese culture elements appropriately and require the designers to submit several schemes for selection.
4. The landscape, gardening, water system and road network of the project should match with the planning scheme of the municipal government. The two should be integrated and blended to achieve a match of landscapes and achieve a close connection between each road network that separates pedestrians and vehicles to shorten the distance between the two. Among which, the pedestrian's road network and bike greenways should be surrounded by water and land, blending corridor bridges, arches and sculptures and thus presenting different landscapes.
5. The scheme for the creation base and exhibition hall of national calligraphers and painters can be outside the scope of 1,000 mu, but it must be blended into the project. It is necessary to enhance the cultural atmosphere of the residential quarter with the cultural brand.
6. The meeting requires that the designing unit should revise and complete the overall planning schemes based on the opinions reached in the meeting (and based on the functional requirements of the government) and reach the requirements of Yunfu government for reviewing before the 25th day of the present month.
7. Considering the actual situation of the sales market of commodity houses in Yunfu and other projects developed by the group, limited by price, it cannot meet the construction of high-rise buildings. Therefore, since the plot ratio indicator set by the government is a bit too high, which need to be lowered through consultation. Secondly, it should ask the government to lower design indicators, and properly lower the balcony capacity measurement indicator of each household to enhance the utilization rate of each house and create a stunt for marketing.
The meeting has reached a decision, without special circumstances, it's planned that on Wednesday (December 12) the group's leaders will organize technicians of related functional departments to go to Yunfu and discuss the solutions for the aforesaid problems with local leaders and governmental departments.
