Earlier, the reporter also received news from an authoritative source, saying that Great Aim Group was actively involved in the project. Recently, the group has sent out invitations to media, saying that it will hold a "cornerstone laying ceremony of Great Aim Dijing Bay" at 11 am on November 18 (tomorrow). The group said, on November 18, the 21st birthday of the group, the said project will commence construction officially.
According to related information, Situated at the boundary of Gangwan Avenue and Baipu Intersection, Dijing Bay Villas is the first stop into the deluxe mansion area on the artificial island, with an advantaged geographic location. It has an access to convenient traffic; it can enjoy the complete living facilities of Tangjia Town Center; it is blessed with the rare views of Fenghuang Mountain and seascape resource, which is high in living and investment values.
In Zhuhai, the two key development areas for investment are "Hengqin in the south, Tangjia in the north". Villas deserted for years at the "prime lot" section, Dijing Bay Villas now becomes a paradise of animals and plants
"In the rain, grass and woods grow exuberantly", the sentence is the best expression to describe the current situation of Dijing Villas. The project is situated on the eastern side of Gangwan Avenue and near the bus stop of Baipu Road, close to the construction site of Tangjia Talent Apartment (Phase I), which is only 3 km from Gree Coastline. With an auspicious plate number (888), it has an access to convenient traffic, but it has been familiar to local departments, residents and insiders of real estate industry of Zhuhai for it has been "deserted" for years.
Among 30 villas, 5 are inhabited
The reporter learned that the land user unit of the project is Zhuhai Xiangyang Industry Co., Ltd., the nature of the plot is residence and commerce (less than 10%), with a site area of 36,630 ㎡ and a plot ratio of 1.5. In 1998, the developer obtained the Construction Land Use Permit. For its Phase I, the developer obtained the Construction Land Use Permit in 1999. At present, 30 villas have been built, with a total floor area of over 15,600 ㎡ and a plot ratio of 0.58.
Among the 30 villas, only 5 of them without a registration of property right, but owned by enterprises or individuals.

"When I came here for working in 2007, it (Dijing Bay) appeared what it appears now." A staffer of the high-tech zone branch of the Bureau of Land and Resources told the reporter. Another staffer is a local resident of Tangjia Bay, who said that the project had been "deserted" since several years earlier.
The other day, when the reporter entered the project, the reporter found that at least five villas were inhabited. Among them, a mid-aged man surnamed Zheng told the reporter, this villa was "rented" for free from some friend of his friend the year before last. For painting and furniture, he spent tens of thousands of Yuan. He was working in the urban area in daily time. During the talk, the door of the villa right opposite to his was opened. And a man walked out pushing an old bike.
"All of us are tenants here." When the reporter asked more, the man surnamed Zheng said that he had no idea. The reporter found that many villas appear intact, but are relatively dirty inside. In the front and back of the villas, the land has been reclaimed, where vegetables such as cabbage, garlic, tomato and turnip were grown. The vegetables were green and grew well. Two or three people were picking vegetables with a bag inside, who answered "I don't know" when asked about the developer. As the reporter walked in, there were even pens for chicken and sheep. Four dogs were barking at the reporter loudly, but they did not bite.
Four prime lots of Zhuhai nearby
Since long time elapsed, the investment amount of the project can't be known. However, from the construction quality and location, we can infer that the project must have taken a tremendous cost. Since 2009, four prime lots of Zhuhai have been auctioned near the project. As such, the re-development value of the plot is rather high.
"It's a pity that it has been deserted there." During the interviews, quite many industrial insiders expressed pity for the project. In fact, some developer has intended to undertake the project. However, "most of the completed villas have been owned by small owners. The difficulty is high for applying for construction of the remaining land, which further increased the difficulty for its revival".
Now, the revival has finally been put on the agenda. The other day, when the reporter passed Dijing Bay Villas, the reporter found that the always closed gate to the project was opened. As the reporter walked in, he discovered that some villas were inhabited. Besides, the reporter also learned from the high-tech zone branch of Zhuhai Bureau of Housing and Urban-Rural Planning and Construction that the developer of the project submitted an application for the scheme of Phase II at the end of last year and planned to construct five residence apartments.
It was said that in the scheme of Phase II submitted by Zhuhai Xiangyang Industry Co., Ltd. at the end of last year (located on the eastern and northern sides of Phase I), it planned to build five residence apartments, with 9 floors to 24 floors, a total floor area of over 77,000 ㎡. It also planned to demolish five villas that had not been registered for property right.
The property rights of Phase I were complex, so no doubt it is a good way to solve the issue of "deserting" by getting across the Phase I and developing Phase II first. However, some problems also happened in the scheme submitted. For example, the architecture's height and number of floors have gone beyond the requirements of the original land use planning.
Difficult to get in touch with the developer

Is the applicant for construction this time still Zhuhai Xiangyang Industry Co., Ltd., the original company?
According to public reports, Xiangyang Industry offered and cleared all its stock rights at Beijing Equity Exchange in 2012 and 2013 respectively at a price of 162 million Yuan and 165 million Yuan. The company's shareholders consisted of Huahai Property and Guangdong Zhongyang, among which the former held 60% of the shares and the latter held 40%. The two companies are all under the charge of China Machinery Industry Group Co., Ltd. In 2012, the transfer failed. The subsequent transaction information cannot be found on the website of the Equity Exchange of Beijing.

The current legal representative of the enterprise is Li Fuhou, the nature of the enterprise is limited liability company (wholly owned by the legal person), and its domicile is within Dijing Bay Villas. But the reporter did not find it at that time. The reporter called the number of Xiangyang Industry found on 58 Tongcheng, but the person answering the call said the call was wrong and hang off the phone. As the reporter arrived at 22th floor of 1st building of Zhuguang New Village in Zhuguang Garden according to the search result on webpage, the reporter found a house less than 10 floors, but the security guard said that he had not heard of the company.
